Different groups on a project have different expectations about how detailed the model should be. For instance, if the engineer thinks the wall is ready to be built at LOD 300, while the contractor thinks it needs to be at LOD 400, this creates conflicts, rework, and delays.

LOD gives everyone a common language to work with. In the BIM Execution Plan, a statement like “LOD 350 for structural columns at the construction documentation milestone” is crystal clear. The model author knows what to include, and the downstream user knows what they can rely on.

The framework also prevents over-modeling. There’s no point in spending time & money modeling a door at LOD 400 when you’re still in the schematic design phase. The information will change, and it’s a waste of effort. LOD helps teams match their modeling to the project needs.

Get BIM Certification from Expert Mentors – Check out Our Free Demo Here!

Making Sense of LOD 100 to 500 in BIM

The AIA first developed the LOD framework back in 2008, and BIMForum has helped refine it since then. However India still doesn’t have a national LOD standard – most projects just use AIA LOD or BIMForum spec.

LOD 100 – Conceptual Design Stage

LOD 100 represents the earliest stage of design. Here, model elements are more like place-holders or rough ideas than actual things. They show that something exists, but not exactly how big, shaped or where it is. A building might be a simple square, and a column might be just a line.

At this level, the model is used for rough feasibility studies, early cost guesses, and area calculations. The information is derived from other model elements, not from the LOD 100 element itself.

LOD 200 – Schematic Design

By the time you get to LOD 200, elements become rough placeholders with approximate dimensions. The model shows roughly how big, shaped, where and what direction something is. A column is now a box about the right size at the right location.

This stage supports early planning, spatial analysis and preliminary cost estimates. Quantities are just rough, not exact.

LOD 300 – Detailed Design

LOD 300 elements have got very specific measurements & dimensions. You can measure off the model itself without having to check notes or special notes. A column is now a 300×400 concrete element at exactly where it should be.

This level gets used for construction documents, tender packages and project coordination. Quantities are exact and documented, and the design intent is clear.

LOD 350 – Construction Docs & Coordination

LOD 350 builds on LOD 300 by adding in interfaces with other systems. It shows exactly how things fit together. A column now includes the beam/column joint. A duct shows where its hangers are.

This stage is critical for clash detection – it ensures that different systems fit together properly before you start building. LOD 350 is the standard for construction documents and coordination on complex projects.

LOD 400 – Fabrication and Assemblage

LOD 400 elements are ready for the factory floor. They contain some real-world measurements, and the kind of info manufacturers need to know about the individual components, how they go together, and what the assembly process looks like. A column’s layout for the reinforcing bars is included, with every single bar cut to the right length. A steel beam has placement details for the bolts and the welds that need to go in.

This level is where shop drawings get put together, and where work gets prepared in advance of actual construction. At this point, the model is basically a set of instructions that builders and manufacturers can use to get the job done.

LOD 500 – Verifying the Actual State of the Build

<p Take a chair model for example – it could show every single stitch in the fabric if you wanted it to.

Level of Development is a broader beast. It includes the graphical representation, plus the amount of information actually attached to the element, and just how much of that information the project team can actually rely on. A highly detailed model of a chair might look complete and perfect, but if it is the wrong size or has no actual attached data, then it’s got low Level of Development.

It makes a big difference whether you’re talking about LOD or LoD. A model can look super impressive, with high LOD, but still be completely unreliable if it’s got low LoD. It focuses on whether a model is reliable, not just how impressive it looks.

How to Choose the Right LOD for a BIM Project

Choosing the right LOD is a project management decision, not some technical nut to crack. It all comes down to what you’re actually going to be using the model for at each stage of the project.

For Concept and Feasibility Studies

For this stage, LOD 100 to 200 is usually enough. We just need to see the overall massing, area, and rough cost of the thing, so detailed information is just a waste of time.

For Tender and Construction Documentation

Once we get into the nitty-gritty of tender and construction documentation, LOD 300 to 350 is what we need. The model needs to support things like quantity takeoffs, coordination, and clash detection. For the most part, LOD 300 is enough for your average commercial project – but if the facade and MEP coordination are particularly tricky, you might need to go up to LOD 350.

For Fabrication and Prefabrication

When we’re talking about fabrication and prefabrication, LOD 400 is what we need. The model needs to be able to support actual manufacturing, so every single connection, fastener, and material specification has to be defined.

For Facility Management and Handover

Finally, once we get to facility management and handover, we’re talking about LOD 500. The model needs to reflect the actual installed conditions with maintenance data, so we can support long-term asset management and create a digital twin.

The BIM Execution Plan should define the LOD for each element at each milestone and tie it in with specific project milestones, rather than the project as a whole. It’s possible that different elements will need different LODs at the same milestone.

The Good and the Bad of Using LOD in BIM

Benefits:

Clear communication – LOD eliminates all that ambiguity about what the model should look like. Everyone knows what to deliver and what to rely on.

Resource efficiency – LOD stops over-modeling dead in its tracks. Teams only put in the effort where it adds real value.

Better coordination – with LOD 350, interfaces are actually modeled, which reduces clashes and rework big time.

Contract clarity – LOD specs in contracts help reduce disputes about what’s actually being delivered.

Limitations:

No universal standard – sadly, there isn’t a national LOD framework in India. Projects just end up using whatever is available from AIA or BIMForum, which might not even fit local practice.

Defining LOD is a real challenge – research has shown that defining LOD requires a lot of expertise and is often pretty tricky.

LOD doesn’t increase in a straight line – as-built LOD 500 might have less rebar detail than fabrication LOD 400. It’s not just “more is better”.

Cost goes up with LOD – higher LOD means more modeling time and cost. Going from LOD 200 to LOD 300 takes 40-60% more time, for example.

Get Career Oriented BIM Certification Course with Expert Mentors! It will tell the team what to trust and what they can’t, avoiding miscommunication, over-modeling, and disputes.

For any BIM project, the project team should define the LOD in the BIM Execution Plan and link it to milestones of the project. The right LOD depends on the purpose of the model: concept models need LOD 200; tender models need LOD 300-350; fabrication models need LOD 400; facility management models need LOD 500.

LOD is essential to anyone working in BIM. It is the language that keeps projects in line and on track.

BIM Careers in India’s Engineering GCCs

Site Engineer to Global Design Centre: How to Pivot into BIM/GCC Roles

BIM Coordinator vs BIM Manager: Career Path Inside an Engineering GCC

Data Centre Construction vs IT Data Centre Jobs: What is the Difference?

Engineering & Manufacturing GCC Roles: ER&D, Automotive, and Semiconductor Careers in 2026

What is Driving India’s Data Centre Construction Boom?

ANSWER Level of Development (LOD) – is a standardised framework that defines how much detail and reliability a BIM model element contains at each project stage, and dont let the name fool you – its just as much about whats reliable as it looks.
